Here are some questions to ask:
To help the community understand the ACC's work, could you provide aggregate data on application outcomes for 2024? For example, what percentage of applications were approved, or denied? Provide a list of the reasons for denial? This would help homeowners better understand the guidelines before submitting applications. The community would like a process for appealing a denied application, when can this be implemented?
It seems a Governance committee would be beneficial to the community in addition to the Nominating committee (NC) and Bylaw committee. The understanding that a separate Governance committee could focus on long-term strategic planning, policy development, and board performance, allowing the Nominating and Bylaw committees to concentrate on their specific mandates. In the name of better transparency and checks and balance, why doesn’t the Board want to keep these separate?
SHHA collects tram ticket sales of $10 per ticket. In 2024 (as in 2023) SHHA made a profit from these sales? Why does SHHA need to make a profit on these sales?
Why did Insurance D&O Liability increase significantly in 2024 from low $4600 to over $25,000?
IT spent money on Computer Upgrades & Maintenance 6,330.6, and Website/Database 5,037.84 Please provide an itemized detail as to what these expenses are for? In the 2025 budget, who is the webmaster and what are the budget items to cost $4000 when we have an new IT committee?
Membership activities in 2024 actuals were $1249. The Budget allowed $2000 for 2024. In 2025, the budget increased to $2500. Why did the budget increase if there was only $1249 actual spent? What are the other activities that are planned for the increase in 2025 budget dollars?
In question 5 asked at the Special meeting on the legality of SHHA being a HOA. The reply from the Board stated: “Whether defined under the HOA act or not, it does not affect SHHA’s validity or legality as a voluntary association of homeowners but affects what powers the association has over the property owners, and obligations each property owes to the Association.”The covenants run with the land. SHHA is not defined in the covenants, the committee of ACC is defined with limited authority. What is meant by “obligations each property owes to the Association- SHHA”?
SHHA has pre-paid estimated taxes of $12,500 to the government. And then, SHHA has a negative tax budget items for 2025 of Federal Income Tax -7,300.00 , NM State Corp Tax -1,300.00. Is SHHA expecting a refund from the IRS? What is the reason for the negative numbers?
Since there is a surplus of money in Retained earnings, it says SHHA is over-charging dues. Why doesn’t SHHA reduce the dues from $15 back to $10?
